10-Story Building Featuring School, 90 Apartments Planned for Queens Boulevard in Elmhurst

New permits have been filed for a 10-story mixed use building on Queens Boulevard in Elmhurst.

The building, which has the official address of 70-40 45th Ave., will offer 90 apartment units, a small school, and retail space. The building will be 104 feet tall and will have a total of 10,508 square feet.

The developer, Skyhill LLC, originally filed plans for the property in 2016. The new plans will supersede the previously filed design, according to Department of Buildings records.

The current plan calls for a building that offers 9,217 square feet of commercial space, 7,443 square feet of community space and 83,848 square feet of residential space.

A school for children ages 6 to 12 will be located on the first floor, and retail space will be located in the basement, according to the plans.

The apartments will be located on the second through ninth floors. Outdoor recreational space will be located on the fifth and eighth floors.

The structure will offer 56 parking spaces in a garage located on the basement and on the first floor. An additional 30 parking open spaces will be located on the second and third floors.

The property is located six blocks from the 69th St/Fisk Ave. (7) subway station.

Lam & Lam Engineering will be responsible for the design.

Great! Even more people and less parking for the 10 people that use the bike lanes in a 7 day period.

They should build another hospital or Fire station, something that would benefit the neighborhood.
All this will do is make more crowded.
Overcrowding is not good for no one

Masked gunman robs Total Wireless store in Flushing, steals $6K: NYPD

Police from the 109th Precinct in Flushing are looking for a masked gunman who pulled off an armed robbery at a cell phone store on the night of Monday, May 5.

The suspect entered the Total Wireless shop located in the old Hua Cheng Restaurant at 41-19 Kissena Blvd., across the street from the Queens Public Library branch, just before 7 p.m. He approached the counter, pulled out a firearm, and threatened the 27-year-old woman who was working the night shift, police said Wednesday.
