Housing lottery launches for 78 units at CORE NYC in Rego Park, rent starts at $1,995

New York City has launched a housing lottery for 78 units at CORE NYC, located at 98-10 63rd Rd. in Rego Park.

The building has 260 total residences, with 182 units at market rate. The other 78 units have been set aside for those earning 130% of the area median income and with an asset limit of $201,890.

Studios account for 21 of these units. These units can only house up to two people each. Seven of them have a monthly rent of $1,995 and a required household income of $68,400-$161,590, while the other 14 cost $2,195 a month in rent and require a household to make a combined $75,258-$161,590 a year.

Another 27 units are one-bedroom, with a monthly rent of $2,595. As many as three people can reside in these units. The combined annual income for each household must amount to $88,972-$181,740.

The last 30 units set aside are two-bedroom. They cost $3,050 a month in rent and can fit as many as five residents. Each household must earn a combined $104,572-$218,010 a year.

Amenities available within each unit include dishwashers, air-conditioning, washers, dryers, smart controls for heating and cooling, online options for leasing, paying rent and making maintenance requests, energy-efficient appliances and high-end kitchen appliances, countertops and finishes. Tenants will be responsible for household electricity, including stove, heat and cooling. However, hot water is included in the rent.

Additional features at CORE NYC include a doorman, bike storage lockers, a gymnasium, a yoga/dance studio, a children’s playroom, a co-working space, a rooftop terrace, a library, a lounge on the 22nd floor, an elevator, security cameras, an accessible entrance, a community center and outdoor areas. The building is smoke-free and pet-friendly. Each household is permitted to have up to two pets that weigh no more than 40 pounds, albeit with restrictions for certain breeds. Service animals are an exception to this rule. Fish tanks are not allowed in the building.

The area around CORE NYC has a pedestrian-friendly walk score. There is also convenient access to mass transportation. The 63rd Drive-Rego Park subway station, which services the E, F, M and R trains, is located nearby. Bus stops for the Q38, Q72, QM10, QM11 and QM40 lines are also in the area.

CORE NYC was designed by Angelo Ng and Anthony Ng Architects Studio. It was developed by Chuang Heng Rego Park LLC, owned by Jade Century Properties. The design architect for interior and storefront is PXD.

Those who intend to apply for housing at CORE NYC are required to meet the housing and income size requirements. Applications must be postmarked or submitted online by June 16. Qualified applicants must meet additional selection criteria.
