Elmhurst Apartment Building has the Most Heat and Hot Water Complaints in the City

An apartment building in Elmhurst has the highest number of heat and hot water problems in all of New York City, according to a new study of 311 complaints. 

The large building located at 89-21 Elmhurst Ave. has had more than 3,000 complaints in the past 12 months, making it the worst in the city for heat and hot water issues, according to an analysis from home search platform Localize.city.

In total, the city’s 311 hotline received a whopping 3,174 complaints from building residents — that’s more than triple the amount of complaints from its runner-up. 

While the Elmhurst Avenue building takes the cake for the most heat and hot water issues, Queens overall has the second least amount of complaints among the five boroughs, just behind Staten Island.

In the last 12 months, Queens residents have submitted 29,787 complaints to 311 from 5,888 buildings. For context, the Bronx has had the most with 73,607 complaints from 7,790 buildings. 

Among top offending neighborhoods, Astoria came in tenth with 668 buildings with heat and hot water complaints against them. 

Heat and hot water problems are the most common complaints to the city’s 311 hotline, according to Localize.city

“Not having heat or hot water is not only a hardship but also illegal,” said Nir Gonen, a data scientist at Localize.city. “Heat and hot water are basic needs, and not having heat and hot water is the single most frequent housing-related complaints made to 311.”

About a quarter of all rentals on the market as of Sept 22 had at least one heat or hot water complaint in the building in the  last 12 months, according to Localize.city

“We’re seeing this all across the city,” Gonen said.
