Affordable Housing Lottery for Seniors Opens Today, Units in Corona Development for Grabs

Applications opened today for a unit in the first affordable housing development in Corona in 30 years.

The new 8-story building is for low-income seniors, and 46 of the 68 units at the 54-17 101st Street site are designated as affordable. Applications can be filed online from Jan. 10 through March 14.

Applicants must be at least 62-years of age to quality, or have a family member who has reached that age.

Forty-one of the 46 units are for seniors who earn up to 50 percent of the Area Median Income (AMI). These applicants can make up to $33,400 for a single person household or $38,200 for a two-person household.

Five units have been set aide for applicants who make no more than 40 percent of the AMI–$26,720 for an individual and $30,560 for two.

The “affordable” units will consist of 42 one-bedrooms and three studios. A lottery will determine who is selected out of the eligible applicants. Lottery winners will pay 30 percent of their income on rent.

The 22 remaining units in the 68-unit building are for seniors but they are not part of the affordable housing program.

The development, named the HANAC Senior Resident Center, is slated to open this year. It is named after the Hellenic American Neighborhood Action Committee, or HANAC, which is one of the partners in the project along with Enterprise Community Partners and LiveOnNY.

The project, which is expected to cost $35 million, is being partially funded with a $12.8 million Low-Income Housing Tax Credit subsidy.

The lottery comes at a time of high demand for affordable senior housing in Queens. When HANAC last opened a lottery for affordable senior housing in 2013, 3,000 people applied for 66 units.

The amenities in the latest development will include a community room, a laundry room, an outdoor recreation area, energy efficient appliances and lighting.

The building also includes features designed to help people age in place, including seated showers and rail bars.

Residents will have also access to on-site social services such as training, education and wellness programs, which are to be provided in partnership with neighborhood senior centers.
